Planning permit is issued by council whilst building permit is issued by private building surveyor. Dependant on the planning and building requirement, you may need a planning permit before building permit application. You may need a building permit to be issued before construction works can commence on site.

For a typical single residential house, generally it may take from 3 months to 6months for concept design , design development to construction documentation. This excludes the time allocated for authority approval , tender and subsequent construction process.

For more complex projects , the following consultants may be required,

During construction there will be mandatory inspections required by building surveyor to ensure building are compliant to the building permit and building standards. The number of stages are determined by building surveyor depending on the complexity of the project.
 
Generally, the mandatory stages required are 
  • Footing inspection
  • Slab / base stage inspection
  • Framing inspection
  • Lockup stage inspection
  • Final inspection
A defects liability period is the time period specified in the contract during which a contractor is legally required to return to a construction site to repair any defects which have appeared in that contractor’s work since the date of completion.
 
This period could range from 3 months to 12 months. It is advisable to be 12 months to allow the building to be tested across four different seasonal conditions within a year
